Rental Criteria & Application Requirements

We are committed to fair and equal housing opportunities. Below are our comprehensive qualification criteria for all prospective tenants.



Proof of Identity

  • A valid government-issued photo ID with date of birth is required (e.g., Driver’s License, State ID, Passport).
  • All individuals 18 years and older must submit a separate application.



Income History

  • Must provide 12 months of verifiable income history.
  • Monthly income must equal at least 2x the monthly rent.
  • All legal sources of income are accepted, including:
  • Housing subsidies
  • Child or spousal support
  • Social Security/Disability (SSI/SSID)
  • Retirement income
  • Wages, commissions, bonuses
  • Self-employment income
  • Verifiable cash assets
  • Subsidized applicants:
  • Must earn at least 2x their portion of the rent, OR
  • The voucher must cover at least ⅔ of the rent.
  • A double deposit will be required if 12 months of employment history cannot be verified.



Credit History

A full credit report will be reviewed to assess:

  • Payment history
  • Eviction records
  • Bankruptcy filings
  • Accuracy of submitted information
  • No delinquent debts exceeding $5,000 (excluding medical or educational).
  • Subsidized applicants: Adverse credit history will not be considered.



Rental History

  • 2 years of verifiable rental history required.
  • Previous landlords will be contacted for a Landlord Reference.
  • No outstanding rent debt unless a formal payment plan is in place.
  • A double deposit will be required if 2 years of history cannot be verified.
  • No non-monetary evictions or bankruptcy within the past 7 years, unless a payment plan is active.



Criminal History

We do not accept applicants with:

  • Any felony conviction within the past 5 years
  • Felony convictions for possession of weapons, regardless of date

We do not consider:

  • Arrest records of any kind
  • Convictions older than 5 years, unless related to the following:

Per Colo. Rev. Stat. § 38-12-904, exceptions include:

  • Distribution, manufacture, or sale of methamphetamine or amphetamine
  • Possession of materials to make meth/amphetamines
  • Sex offender registry cases
  • Convictions under:
  • Part 1 (Homicide and Related Offenses)

(e.g., First/Second Degree Murder, Manslaughter, Vehicular Homicide)

  • Part 2 (Stalking)
  • Part 3 (Kidnapping)
  • Part 4 (Unlawful Sexual Behavior)
  • Part 5 (Human Trafficking and Slavery)

Note: Parole or recent parole status will not result in denial unless tied to the above-listed offenses.



Co-Signer / Guarantor

  • Co-signers may be accepted only to support income or credit qualifications.
  • Co-signers will not be accepted for:
  • Criminal background concerns
  • Delinquent debt



Security Deposit

  • A full security deposit is required before move-in.
  • Exceptions may only be made if enrolled in Obligo with a verified payment plan for the second deposit.



Move-In Costs

  • Move-in on the 1st: Full rent + deposit due at move-in.
  • Move-in after the 1st: Prorated rent + full deposit due at move-in.



Application Denial

If an application is denied, a written explanation will be sent via email from management.



Definition of Subsidized
“Housing subsidy” means any portion of a rental payment that is derived from a public or private assistance, grant, or loan program and that is paid by the program directly, indirectly, or on behalf of a tenant to a landlord for at least one monthly rent payment.
